Finish the work and reap the reward
Property ID: 213771
This charming, Victorian/Edwardian house has great potential. Partially renovated it awaits a discerning eye and a lot of hard work to bring it into the 21st century.
The generously proportioned front section has been renovated with the exception of the kitchen which is in original condition. This section of the house has sanded Baltic pine floors throughout, pressed metal ceilings and ornate decorative catches on some windows. Currently there are two large bedrooms and an even larger living room, with an open fireplace and air conditioner, on either side of a wide hallway. However, the floor plan could be reconfigured to create a spacious modern living area at the back, giving the present living room the potential to become a magnificent light-filled third bedroom.
The kitchen includes a slow combustion stove in need of some renovation. There is a modern (bottled) gas water heater. The block is sewered and has mains water but the electricity is not connected. This would have to be checked by an electrician as would any new electrical work.
The back section of the house is accessed internally and through a beautiful, coloured glass door from a return on the front verandah which is shaded by a mature feijoa tree. It is more recent than the front section and essentially consists of the original back verandah which has been built in and extended. This is where imagination and a lot of hard work are needed. This back section needs re-stumping by removing then replacing the floor boards. The small space under the house is not sufficient to do this work from below. Re-stumping would bring the back section of the house back into line with the original main house where the two have separated. This can be seen in the photograph. It would also enable the leak in the toilet outlet to be repaired. Reconfiguring this back section could also be done at this stage by moving the bathroom and creating a new lounge that opens on to the garden.
Outside there is a lock-up, single-car garage and a shed in good condition. Access to the property can also be gained from a lane at the rear.
The garden, which in its heyday must have been magnificent, has established fruit trees including a citrus, fig and feijoa, apple/pear and stone-fruit; an enormous elm providing welcome shade in summer; lavender by the front door and roses.
Situated between the town of Warracknabeal (30km) and the city of Horsham (50km), Minyip has a terrific little shopping centre, doctor, pre and primary schools, post office and two pubs.
To finish the work as a DIY project would add considerable value. Employing trades people to do the work would not over-capitalise on the property as it has great potential.
